项目名称:齐鲁宾馆(饭店)重建项目

项目建设地点:齐鲁宾馆、齐鲁饭店位于山东省济南市千佛山路8号,北临经十路,南邻千佛山,处在与趵突泉、大明湖并称为济南三大名胜的千佛山风景区内,距千佛山仅0.15公里,步行即可到达,距大明湖3.7公里,车程约10分钟,距趵突泉3.4公里,车程约12分钟。

项目背景:齐鲁宾馆原属山东最早的涉外四星级酒店,1985年开业,2003年5月停业。建筑面积约18000?,地上9层,地下一层,原有客房214间。

齐鲁宾馆二期—齐鲁饭店,于1996年开工,由英国P.E公司按五星宾馆设计,设有高标准客房458间并设有总统套房,除中式餐厅外,还设有世界著名餐饮系列餐厅。设有6道保龄球馆、台球室、壁球室、棋牌室、健身房、桑那蒸气浴室、游泳池、精品店、鲜花店、会议室、KTV包房、日光浴场等娱乐设施。主楼内设电梯总计15部,包括客货用电梯,扶梯,垂直电梯,观光电梯,公寓用电梯等。

2002年5月因资金问题停工。该工程主体包括主楼和裙房两部分,地下两层和两个夹层,裙房地上六层,框架剪力墙结构,标高35.4米;主楼地上39层(不含楼顶水箱间和设备层、夹层),另外有三个设备避难层和楼顶水箱间、消防器材库。屋顶停机坪标高157.1米,建筑面积六万多平方米。停工前主体土建工程和外立面装修已完工,尚有少许补建、改建工程,设备安装达到90%以上,内装修已完成约10% 。

齐鲁宾馆尚拥有50多亩划拨土地使用权(包括齐鲁饭店占用土地)。

项目要求和内容:利用齐鲁宾馆、齐鲁饭店原结构群体,依现有建筑设计规范标准及现代化建筑设计概念作改建及加建,以使本项目成为济南市一地标建筑。该项目的建成将大大地推动济南市高端旅游市场的发展,促进济南市精品旅游品牌的提升,并将给投资者带来丰厚的投资回报。

项目总投资:人民币约10亿元

合作要求:合作者可以是战略投资者或财务投资者。战略投资者应拥有雄厚的资金、先进的管理经验、较好的实业基础和较强的投融资能力,致力于长期投资合作。投资合作的方式由双方共同协商确定。

具有酒店管理经验和能力的战略投资者优先考虑。

Strategic investors Notice

Construction name: Qilu Hotel redevelopment project
Investment Unit: Great Wall Qilu Hotel Investment and Management Corporation

Construction sites: Qilu Hotel, is on the Qianfo Mountain Road 8th, Jinan City, Shandong Province. Qilu Hotel is north to the Jingshi Road, South to the Qianfo Mountain. The hotel is sited in the scenic area of Qianfo Mountain, which is one of the three most famous tourist resorts in Jinan City. (The other two are Baotu Spring and Daming Lake.) It’s only 0.15km walking away from the Qianfo Mountain, 3.7km from the Daming Lake and 3.4km from the Baotu Spring.

Construction Background: Qilu Hotel is the first foreign four-star hotel in Shandong Province, opened in 1985, closed in May 2003. The buildings occupy a total area of 18,000 square meters. Construction area of about 18,000 square meters. There are in total 214 rooms here, nine-story on the floor, and one layer underground.
The second phase of the Qilu Hotel, started in 1996, designed by the British P. E company according to four-star standards, with high standards Rooms 458 and a presidential suite, with the exception of Chinese restaurants, but also a series of world-renowned dining restaurants. With six-line bowling halls, billiards room, squash courts, chess and card room, gym, sauna steam rooms, swimming pools, boutiques, flower shops, meeting rooms, KTV rooms, Solarium, and other entertainment facilities. Main building has total of 15 lifts, including passenger and cargo use elevators, escalators, vertical lift, lift tourist and apartments elevators. Because of the issue of funds, the construction is stopped in May 2002. The project includes primary buidings and skirt buildings, two storeys underground, two folders and six storeys on the floor, shear wall framework, the elevation is 35.4 meters high; the primary building has 39 storeys(excluding water-box of the top of building, equipment and folder), and there are three layers of asylum and equipment between the roof water tanks, the fire equipment. The elevation of the apron on the top is 157.1meters, and the construction area is more than 60 thousand square meters. there are still a little-building, reconstruction works, equipment installed more than 90 percent, and the renovation has been completed by about 10%.

QiLu Hotel still has the land servitude of more than 50 acres. (including Qilu Hotel occupation of land).

Construction requirements and content: By using of the previous structures of the first and second phase of Qilu Hotel, according to the architectural design standards and modern architectural design concept, we make alterations and additions to the project, to make it become a landmark of Jinan. The completion of the project will greatly promote the tourism market development in Jinan, upgrade the tourism reputation of Jinan, and bring investors huge returns.

The progress of the Construction: the design is tendering.

The total investment: about 1 billion yuan RMB.

Cooperation requirements: The collaborators can be strategic investors or financial investors. Strategic investors should have abundant capital, advanced management experience, the basis of enterprise and the strong ability of financing and investing in order to devote themselves to the long-term collaboration of investment. The ways of collaboration are consulted and concluded by two parties.

The people who has the ability to manage the hotel and invest reasonably have the priority.
